Bodeli Sushi Restaurant in Cool Springs is now for sale, asking price $160,000.

The owner’s reason for selling is “has other business interest”.

Price for this Williamson County restaurant includes fixtures, furnishings, equipment valued at $80,000 and $7,000 in inventory. The sale does not include any real estate but rather assumption or sublet of their current lease for 2,070sf of retail space. Lease terms such as rental rate and length are unknown. This Cool Springs retail space has an inside dining area, sushi bar and outside patio. Bodeli open a few years ago and has 3 employees.

The Cool Springs sushi restaurant is located between Cool Springs Blvd and Bakers Bridge, off Carothers Blvd. at 330 Mayfield Dr. #D5, Franklin, TN 37067.

Although fairly well known, Bodeli Sushi Restaurant is not really visible from Carothers Blvd. Bodeli is tucked away in a retail center that includes Subway, Mineo’s Raw Bar, Mexicali Grill, First Tennessee Bank, Curves, Harpeth Bicycles, Nashville Coin, Avis Rent-A-Car and The Peanut Gallery. While Carothers Blvd. is now heavily trafficked with the retail development is recent years, Bodeli is still across the highway from the Cool Springs Galleria.

The restaurant is located just a few miles from the Nissan North America Headquarters, Cool Springs Galleria and residential areas on the East side of I-65.

Bodeli Sushi Restaurant is best known for their “conveyor belt” sushi. Conveyor belt sushi is where plates with sushi and other Japanese appetizers are placed on a rotating conveyor belt that winds through the restaurant, moving past every table and counter seat. The plates are color coded and correspond with a price chart so sushi patrons know how much each plate cost.

“Easy Street” Replacing Former Beef O’ Brady’s

Easy Street remodeling former Beef O' Brady's

“Easy Street” is replacing the former Beef O’ Brady’s restaurant in Cool Springs. The new restaurant will offer an upscale, J. Alexanders style menu, while priced more moderately. Great steaks and fresh grilled entrees will be a few of their menu features.

We’re happy to welcome a new bar and grill to the area!

A new mirrored finish adorns the exterior windows of the restaurant, located in a retail center on Carothers Blvd. Additional upgrades such as new crown molding and re-branding the inside from the former Beef O’ Brady’s are currently underway.

We’re looking forward to another great restaurant in Cool Springs, but Easy Street has a few challenges right out of the gate.

Although the retail center is close to the “heart of Cool Springs”, its physical location sits back from the road, offering little visibility. Parking is not plentiful and is very tight at certain times of the day. No doubt that Easy Street will fare better in the evenings when other tenants have closed (for parking).

Additional tenants located in the Brentwood center include Batteries Plus, Cartronics, Marine Corps Recruiting Office, ATA Black Belt Academy and a dry cleaner.

The real kicker is that the retail center is technically just over the boundary, located in the city of Brentwood, rather than Franklin.

What is the real significance of Brentwood vs. Franklin to a bar or restaurant owner?

The city of Brentwood does not allow alcohol served after midnight, while the city of Franklin allows alcohol sales until 3am.

That means the owner of Easy Street will not be competing for the late night drink business with other bars located on Carothers Blvd including Tin Roof 2, Dan McGuinness Irish Pub, Swanky’s Taco Shop, Cajun Steamers and the newly opened Cool Springs Losers 2.

A strong menu, great service and reasonable prices will be critical for success in this location. A proactive, aggressive social media presence and campaign wouldn’t hurt either.

Franklin Bicycle Store Opens

Harpeth Bicycles on Carothers Blvd

Harpeth Bikes is open on Carothers Blvd in Cool Springs!

New owner Jonathon Woody recently acquired the business, brand and logo from the previous bankrupt operator. Woody is relocating Harpeth Bicycles from the former location at 1110 Hillsboro Rd.

The bicycle shop is at Mayfield Dr and Carothers Blvd in a retail center owned by Franklin’s mayor John Schroer.

Restaurants and Cool Springs businesses you may be familiar located in the same plaza with include First Tennessee Bank, Molinari’s, Subway, Mineo’s Raw Bar and Bodeli Sushi.

Harpeth Bicycles will cater to families and weekend warriors (no shortage of either in Cool Springs!).

A number of bicycle brands will be carried in the shop next door to Bodeli Sushi including Serotta, Cysco, 50, Jamis, Eddy Merckx and Seven Cycles.

In addition to sales, expert service and bike fitting are available, which makes Harpeth Bikes the first full service bike shop in Cool Springs.

Also worth noting, Harpeth Bikes is the only shop in Middle Tennessee to offer bike fitting through the Serotta Personal Fit methodology. Only 2 bikes shops in all of Tennessee are actively certified fitters in the process. The Serotta Personal Fit is an extremely in-depth bike fitting technique.

Vienna House Coffee Opens

Vienna House Coffee & Bistro

We’re excited to announce Vienna House Coffee & Bistro has opened in Boyle’s Meridian Cool Springs development on Carothers Blvd in Franklin.

The Meridian development on Carothers Blvd is home to many Cool Springs restaurants including Boscos, Noshville, Cajun Steamer, Jersey Mike’s, Swankys Taco Shop, Nucci’s Italian Ice, Gigi’s Cupcakes and recently announced Loser’s Bar & Grill.

The retail development is located just across the street from approximately 1200 apartments on Gillespie Dr, including Alara Brook, Alara Farms and Alara Cool Springs.

Cool Springs has waited patiently for a great local independently owned coffee shop in Cool Springs. Now we have it.

The coffee shop is in the former Paccini’s location. Do you remember where Paccini’s used to be? Probably not since Paccini’s was so short lived.

We’re predicting without question Vienna House Coffee & Bistro is here to stay.

Where else in Cool Springs has authentic German bread & desserts (yeah..they are seriously imported from Germany), free Wifi, bubble tea, fresh coffee, great food and a really cool, laid back atmosphere?

The German bread and pastries are imported by Lisa Dohring, owner of Backerei Dohring. Vienna House Coffee carries their products and will be offering more soon.

Did we already mention the free Wifi?

The inside of the retail space has also been updated since Paccini’s left. The addition of modern blown glass light fixtures, a flat screen tv and hip, but comfortable colors and decor make it a place you want to be.

Fresh food, high quality ingredients and superior service are the main focus of the business, as described by Corina Pataki, one of the owners.

The owners of Vienna House Coffee & Bistro have also brought in the #3 barista in the world (#1 in New Zealand) to train staff on creating superior quality coffee and expresso drinks. She is here for three weeks educating the staff on how to be uber baristas.

Based on the Turkey Bacon Panini and Iced Mocha Coffee I devoured during my first visit, they’re on target to do very well here in Cool Springs.

How much work does one really get done at Starbucks or Dunkin Donuts anyway? Not much in our experience. But we can definitely see parking ourselves at Vienna House Coffee & Bistro, free Wifi and laptop in hand, with the ability to accomplish a few things.

Vienna House Coffee & Bistro is also a local, family owned and run business.

Taste of India Opening

Taste of India Opening Soon!

Attention all Indian food lovers! A new Indian restaurant in Cool Springs is opening soon called “Taste of India”.

Taste of India will be in a retail space on the end cap of a shopping center on the corner of Carothers Blvd and International Drive. International Drive is the street you turn on to arrive at Prairie Life Fitness.

Other retail tenants located in the retail plaza off Carothers Blvd include Avenue Bank, Brinkmann’s Wine & Spirits and Endurance Sports.

Taste of India is moving into the former location of recently closed Taste of Russia restaurant.

The new Indian restaurant is expected to open in approximately two to three months.

We’re looking forward to seeing how Taste of India stacks up against the popular Bombay Bistro, another Indian restaurant in Cool Springs. Bombay Bistro is located about one block away on Carothers Pkwy in Franklin, TN.

Taste of Russia Closes

Taste of Russia Restaurant Closed

Taste of Russia restaurant, located off Carothers Blvd in Cool Springs, has gone out of business.

The Russian restaurant was located along the West side of Carothers Blvd; in a retail space at the entrance to Prairie Life Fitness. Other tenants located in the center with Taste of Russia include Avenue Bank, Brinkmann’s Wine & Spirits, Endurance Sports, Sips n Strokes and Old Havana Smoke Shop.

Unfortunately, we never had a chance to check it out before they went out of business. We spoke with several people who had eaten there and they said the food was very good.

A note taped to the inside of the door reads “Please be advised landlord has taken possession of this space; please contact the Stevens Group or Silk & Stewart Development to gain entry to the space. It is unlawful to otherwise enter the space without landlord’s prior express permission”.

Several weeks before Taste of Russia actually closed, Stevens Group sent out an email to commercial real estate brokers advertising a fully equipped and built out restaurant space with a picture of this retail center. Being the only restaurant located within the center, it was no secret Taste of Russia was on the way out.

In this tough economy, we’re likely to see more restaurants closing as people looking to save money eat at home.

Taste of Russia’s location on the end-cap offered poor visibility. They also didn’t seem to market themselves well.

Many restaurants and businesses attracted to the Cool Springs area, mistakenly believe that because of the wealth and density of the area they will succeed with little effort. It’s not a matter of just opening the doors and people running in. Businesses and especially restaurants need to actively market themselves in addition to providing good food and good service to be truly successful in Cool Springs.

Starbucks Launching Pumpkin Spice Latte & Frappucino

Fall is almost here in Middle Tennessee! It’s official with the launch of Starbucks Pumpkin Spice Latte and Pumpkin Spice Frappuccino tomorrow at the Starbucks on Carothers Blvd in Cool Springs Franklin TN. I’m at the location right now and they are offering little samples of both the Pumpkin Spice Latte and Pumpkin Spice Frappuccino with whip cream and without whip cream. Enjoy!
