Beef O' Brady's on Carothers Blvd

May 30 was the last open day of business for Cool Springs restaurant Beef O’ Brady’s, located at 1724 Carothers  Pkwy, near the Moores Lane intersection.

The 3,900 square foot family-styled Irish Sports bar had been operating for 5 years in Cool Springs.

Although Beef O’ Brady’s was conveniently located off Carothers Pkwy, they were also buried in the back of a retail center with poor visibility and limited parking.

With the addition of many new restaurants and bars on Carothers Pkwy, competition for patrons has become increasingly difficult and location plays an important role.

Kevin Dunn of Hendersonville, is the recorded owner of this retail center on 2.99 acres, where Beef O’ Brady’s was formerly located. His contact information is also listed on the Craigslist ad we found offering the restaurant for sale.

The ad on the Craigslist was asking $120,000 for the restaurant contents, including all fixtures and furniture, full kitchen, 32 televisions, tables, chairs, kitchen cooler, walk in cooler, freezer and POS system.  The Craigslist ad claims the original owners spent $650,000 on the interior build out of the restaurant.  Of course restaurant lease would be assumed with the sale of contents.

More information we found on Loopnet, a commercial real estate listing service, reflected an asking price of $20 a square foot for the retail space lease.

    Beef O’Brady’s had poor service from the very beginning. Food was OK, and it was convenient for those of us in the neighborhood. But these guys just didn’t seem to care. You think if you’re going to spend $650K, you’d put in a little more effort.
